Tenancy Deposit Protection

Independent evidence to support fair tenancy deposit decisions.

Independent Evidence for Deposit Decisions

When a tenancy ends, questions about damage, cleanliness or missing items can sometimes lead to disagreements. A professional, independent inventory report provides the documented evidence that helps all parties reach a fair outcome.

Independent & Impartial

Bright Star Inventory has no financial interest in the outcome of any deposit decision. Our reports are prepared as a neutral record of the property's condition: fair to landlords, agents and tenants alike.

Detailed Written Evidence

Every report includes room-by-room written descriptions of condition, cleanliness and any changes, supported by photographic evidence throughout.

Fair Wear & Tear

Our check-out reports note observations about fair wear and tear, helping to distinguish normal use from damage that may be relevant to deposit deductions.

Supports All Parties

Clear, consistent documentation from inventory to check-out means landlords, agents and tenants can approach deposit discussions with the same factual record in front of them.

The Importance of a Complete Reporting Chain

Deposit protection is most effective when supported by a full set of consistent tenancy reports.

An inventory completed before the tenancy, updated at check-in and compared at check-out creates a reliable chain of evidence. Without this, it can be very difficult to establish what changes occurred during the tenancy and who is responsible.

Landlords in England are legally required to protect their tenant's deposit in a government-authorised scheme. The three authorised schemes are the Tenancy Deposit Scheme (TDS), the Deposit Protection Service (DPS), and MyDeposits. Each scheme provides a dispute resolution service that uses documented evidence, such as a professional inventory, to reach decisions fairly.
