Monitoring Condition During the Tenancy
A mid-term inspection, also known as a periodic or interim property inspection, is a routine visit to the property during the tenancy. It gives landlords and agents an up-to-date picture of the property's condition and can help identify issues before they become more serious problems.
What Inspectors Look For
- General condition of each room
- Signs of damp, mould or leaks
- Maintenance issues requiring attention
- Possible plumbing or electrical concerns
- Evidence of smoking or unauthorised pets
- Housekeeping and cleanliness
- Garden or exterior condition (where applicable)
- Any changes from the original inventory
Why It Matters
Regular inspections protect both the landlord's property and the tenant's security of occupation. Identifying a maintenance problem early, a small leak, for example, can prevent much larger costs further down the line.
Reports are delivered the same day by email. The report is typically shared with the landlord or property manager, who can then arrange any maintenance required or raise concerns with the tenant in writing, creating a documented record that can be useful if any issues arise at the end of the tenancy.
