What is a property inventory report?

A property inventory is a detailed, written and photographic record of a rental property's condition, contents, fixtures and fittings at a specific point in time. It forms the basis for all tenancy reporting and is essential for fair deposit decisions at the end of the tenancy.

How long does an inventory inspection take?

The time required depends on the size, condition and furnishings of the property. A studio or one-bedroom flat will typically take less time than a larger furnished house. We aim to be thorough and accurate at every property, regardless of size.

Do tenants need to be present at the inspection?

For inventory inspections, access is usually arranged through the letting agent or landlord. Tenants are generally expected or encouraged to attend the check-in appointment, where they can acknowledge the report. For mid-term inspections and check-outs, we normally arrange access in advance.

How quickly will I receive my report?

Reports are produced after inspection and delivered electronically by email. We aim to turn reports around promptly — please contact us if you have a specific deadline.

Do you cover furnished and unfurnished properties?

Yes. We prepare reports for furnished, part-furnished and unfurnished properties. For furnished properties, contents and appliances are listed and described as part of the inspection.

What is fair wear and tear?

Fair wear and tear refers to the normal, reasonable deterioration of a property through everyday use over time. Examples include minor scuffs to paintwork or light carpet wear in high-traffic areas. Our check-out reports include observations about fair wear and tear, which is relevant to any deposit deduction assessment.
