Check-In Reports
A clear start-of-tenancy record for landlords, agents and tenants.
Starting the Tenancy Clearly
A check-in report is carried out when the new tenant takes possession of the property. Our inspector walks through the property, records any differences from the original inventory, takes photographs and records the tenant's acknowledgement.
What's Included
- Comparison against the existing inventory
- Updated condition notes and photographs
- Meter readings (gas, electric, water where accessible)
- Keys and access devices recorded
- Tenant briefing and acknowledgement
- Electronic delivery to all parties
Why It Matters
The check-in establishes the agreed starting point of the tenancy. Having an independent report acknowledged at move-in means both landlord and tenant have a clear, shared record of the property's condition from day one.
This reduces the risk of disputes at the end of the tenancy and gives tenants equal protection should any questions arise about their deposit.
